Airbnb's AirCover for Hosts Explained: $3M Property + $1M Liability
Coverage: $3M property damage + $1M liability per stay | Activation: automatic for Airbnb-platform bookings only | Exclusions: theft, off-platform bookings, business interruption, ordinary wear, pet damage in some cases | Use as: gap-filler, not replacement for standalone STR insurance
Airbnb introduced AirCover for Hosts in 2021 (rebranded from Host Guarantee) to provide platform-bundled protection for hosts. The current scope: $3M property damage and $1M liability for incidents during Airbnb-platform bookings. AirCover is genuinely useful but has meaningful exclusions — theft isn't covered, off-platform bookings aren't covered, and business-interruption losses aren't covered. Most experienced operators run AirCover as a supplementary layer behind standalone STR insurance, not as their primary coverage.
What AirCover actually covers
- Property damage caused by Airbnb-booking guests during their stay.
- Liability for guest bodily injury or property damage during Airbnb stays.
- Limited coverage for guest deep-cleaning needs after a stay (separate from the cleaning fee).
- Some pet-damage coverage (varies by claim).
What AirCover does NOT cover
- Theft. If a guest steals your TV, AirCover doesn't pay. Standalone STR insurance does.
- Off-platform bookings. Direct bookings, Vrbo bookings, Booking.com bookings — none covered.
- Business interruption. If a covered event makes the property unrentable, lost rental income isn't covered.
- Ordinary wear and tear. Routine maintenance and minor damage from typical use.
- Owner-caused damage or your personal liability outside guest stays.
- Cleaning costs from normal stay turnover.
How to use AirCover effectively
Treat AirCover as your first-line claims response for Airbnb bookings. Document damage with photos within 48 hours of the issue, contact Airbnb support via the Resolution Center promptly, and submit thorough documentation. AirCover claims are paid faster than traditional insurance claims (often days rather than weeks). For larger claims or anything outside AirCover's scope, file with your standalone STR insurer as well — most policies coordinate with AirCover rather than treating it as a competing claim source.
Tax-strategy context
AirCover is bundled into Airbnb's host service fees, which are separately deductible operating expenses. Your standalone STR insurance premiums are separately deductible. Both work together to manage risk; both reduce taxable rental income on Schedule E. Cost-segregation deductions are unaffected by insurance arrangements. See cost segregation for Airbnb properties.
